Necessary Steps to a Sucessful Sale
In order to sell your property quickly with the best possible terms, it is necessary for your RealtorŪ to have an established marketing plan.
An Effective Marketing Plan Includes:
Deciding when to put your home on the market
- Establishing a strategic price based on recent comparable sales, local market conditions and your motivation to sell.
- Estimating probable net proceeds.
- Advising you on how to make your home more appealing to potential buyers.
Marketing Your Property
- Placing a "FOR SALE" sign prominently on your property.
- Installing a lock box to make it easy for cooperating agents to show your home.
- Submitting your home to the Multiple Listing Service for immediate exposure to the real estate community.
- Arranging Sales Associates in the area to tour the home.
- Developing a flyer/brochure highlighting the features and benefits of your home.
- Holding Realtor Open House to expose your property to cooperating Realtors who have a database of qualified buyers;
- Holding open houses for the public;
- Contacting your neighbors to promote the property;
- Promoting your property at weekly office meetings;
- Featuring your property on a company web site and numerous others;
- And featuring your property in area real estate magazines
Managing the Transaction
You'll appreciate having a strong advocate who will stay in contact with you on your side during the transaction!
Negotiating the Offer
Your Sales Associate will immediately present and explain all offers to you. You will be able to accept, reject, or counter any offer presented. During the negotiation process, your Associate will leverage their experience and skills to advocate your interests by:
- Reviewing the contract and obligations with you before you sign;
- Explaining any contingencies and the impact of such on the sale;
- Defining legal disclosure requirements;
- Orchestrating the offer process for "back-up" offers, if necessary;
Throughout the negotiation, your RealtorŪ will provide you with a professional, objective point of view; but the final decision of accepting an offer is yours.
After the Offer is Accepted
Once an offer is accepted, your RealtorŪ will manage all the details to make the process as stress-free and efficient as possible by:
- Staying in contact with the buyer's agent to ensure all inspections are scheduled in a timely manner and in accord with the contract;
- Ensuring the closing attorney has all necessary information and paperwork to perform title examination etc;
- Obtaining, reviewing and explaining inspection report findings;
- Assisting in obtaining quotes for any necessary repairs;
- Scheduling repairwork should it be necessary;
- Following up on the progress of the buyer's loan;
- Monitoring all contingency removal deadlines;
- Assisting and advising you should any unforeseen issues arise.
Finalizing and Closing the Transaction
Finalizing the process includes reviewing the final closing documents and ensuring all expenses and credits are appropriately assigned.
